SCOPE OF WORKS:

Commercial shell and core redevelopment situated on an island site in the West end of London. Works comprise a two-storey mansard roof extension with landlord area fit out for an incoming workspace tenant. Extensive structural alterations and column replacement. The infilling of two existing cores and creating a single more efficient central core with new WCs. The main shell and core works incorporating the roof extension were competitively tendered under single stage Design and Build contract.

KEY PROJECT CONSTRAINTS
  • The works were procured in three separate contracts for the strip out, enabling works (cut and carve, basement waterproofing, column replacement and new core) and the main shell and core works incorporating the roof extension under a competitively tendered single stage Design and Build contract.
  • Addition of scope to the incumbent enabling works contractor whilst negotiating with the successful main works contractor required careful pricing within both contracts to ensure a smooth interface.
  • Agreeing and incorporating numerous tenant-led changes to a tendered scheme. Many changes occurred just prior to commencement of the main works which required a repricing exercise.
  • Structural loads of the mansard extension required works to existing foundations and replacement of most of the existing columns.
