SCOPE OF WORKS:

101 Moorgate is an Over Station Development (OSD) and consists of a new build commercial development in central London adjacent to Moorgate Underground Station and built above the Moorgate Elizabeth Line – Crossrail Station and the LUL tunnel to the north of the site known as CW62. The development consists of a piling exercise and the infilling of an existing basement to the north from which spring the ground floor and main entrance/reception flanked by retail, a mezzanine shared office/bicycle/plant space, followed by 8 floors of office, which is topped out by rooftop plant and a series of terraces.

The building over 9 floors will comprise over 72,000 sqft NIA and 98,000 sqft GIA, along with 2,700 sqft of retail. The objective of the development is to create a high-quality commercial development through maximising the opportunity created by the location.

KEY PROJECT CONSTRAINTS

The biggest constraint on the project has been the location. Situated adjacent to Moorgate Underground Station and built above the Moorgate Elizabeth Line – Crossrail Station and the LUL tunnel to the north of the site known as CW62.

Leslie Clark successfully integrated the Design Hazard Register into the project’s BIM model to ensure the hazard information was always available and in the control of the designers producing and responsible for them. This also aided the project as Leslie Clark continued the CDM Principal Designer role while the rest of the design team was novated over to the Principal Contractor.

Another location constraint is the lack of site area for storage and material movement. Large parts of the structure, including the façade, are being constructed off site and then lifted into their final positions on site.

All of this is occurring while the busy Moorgate station and surrounding properties stay open and active.
