SCOPE OF WORKS:
7–8 Conduit Street is located in Mayfair, just off Regent Street. The project comprises the complete refurbishment of an existing seven-storey building.
The works entailed full strip out, façade remedials to front and rear elevations, new windows and external doors, new travertine stone cladding to main entrance ground floor façade, modifications and fitting out new reception, modifications to and fitting out stair core and mid landing WC’s, new lift installation, provision of new end of journey amenities at lower ground level, provision of ‘white boxed’ retail offerings at lower ground and ground floors, CAT A plus fitting out of office spaces on 1st to 5th floors, modifications to and new decking at 1st floor terrace level, 5th floor terrace level and 6th floor roof terrace level.
The works were procured under a JCT 2024 Design and Build Form of Contract with Schedule of Amendments.
The works were completed over a 52 week period from commencement on site to completion of the white boxing of the retail spaces.
The GIA of the completed building is 14,725 ft². The commercial office space component is 7,492 ft², the retail space 3,375 ft², and the common areas being 2,864 ft², part of which is the end of joinery amenities areas which is 994 ft². The external terrace areas are approximately 2,058 ft².
KEY PROJECT CONSTRAINTS:
- Major building works undertaken within a very busy part of Mayfair, and to a rigid programme and subject to WCC Code of Practice.
- Site logistics and access needed to be very carefully managed.
- Party Wall interfaces required careful coordination with adjoining properties and stakeholders.
ACHIEVEMENTS:
- Project delivery was achieved in alignment with initial project targets.
- Robust programme maintained.
- Collaborative working environment amongst the project Team.
