SCOPE OF WORKS:

Cut and carve Cat A refurbishment of an existing office building including the fit-out of a ground floor café. Demolition & major structural alterations, formation of new core, retained façade with window replacement, three story steel frame extension with curtain walling, new services installations with fan tile HVAC system, new lifts, WCs, Showers, CAT A fit-out. This project is unique in the sense that the property consisted of six independent steel structures requiring extensive investigation, demolition and structural alterations along with the formation of a new concrete core.

KEY PROJECT CONSTRAINTS
  • Single-stage design and build form of procurement with a large number provisional packages left to agree before entering into contract. Referred to as ‘Step 2 Packages’ which were broadly the internal elements of the building. This resulted in challenging cost management to reach a fixed contract sum.
  • Complicated existing structure providing constant challenges throughout construction.
  • Extensive temporary works and demolition to enable the construction of a new, efficient concrete core. Undertaken as a separate contract which was novated to the main build contractor.
  • Complicated party wall arrangements including the Qbic hotel which remained open with visitors throughout.
  • The introduction of a café tenant post contract, instructing and agreeing kitchen and café fit-out works.
  • The introduction of Platinum Wired Score rating and further Smart Building measures to optimise the tenant space.
  • Construction of a shared substation and negotiation with adjoining owners of cost apportionment.
