SCOPE OF WORKS:
The project consisted of the extensive refurbishment of seven buildings, five of which were listed, dating between 1881 and 1930 to provide sustainable modern conjoined office spaces with quality end of journey facilities and extensive outdoor communal areas.
The building works comprised of the following:
- Substantial external façade repair works to all seven buildings
- Internal refurbishment and restoration of all seven buildings and introduction of mezzanine floors on the fourth and ground floors
- Careful consideration to restoration of existing floors
- Installation of all new Mechanical, Electrical and Public Health systems
- Introduction of fire stopping between floors to meet modern compliance standards
- Reconfiguration of the main core in its entirety and introduction of two new lifts
- Creation of modern end of journey facilities including two new bike stores
- Extensive structural alterations to facilitate installation of a new UKPN sub-station within the basement together with new plant areas and a rainwater harvesting tank
- Introduction of two external terrace areas on the second and third floor roofs and introduction of a new associated core to serve both
- Structural alterations to the roof to accommodate an extensive plant gantry and a 41kW photo voltaic array
- Significant temporary works to facilitate structural works and access to external facades
- New roofs for all seven buildings
KEY PROJECT CONSTRAINTS:
- The building contains The Blues Kitchen at ground floor level which is Shoreditch’s largest live music venue, bar and restaurant which remained operational throughout the works, seven days a week
- Stability of existing walls / structure in a number of areas
- 18 Party Wall Awards
- 2 Scaffold licences
- Main building access for loading on a TFL Red Route
- Protection of pedestrians at street level
- Significant numbers of businesses and office workplaces within close proximity
- Traffic Management Plans for pit lane closures and full road closures
- Listed building status
ACHIEVEMENTS:
- Retention and restoration of all existing glazing within the building with the exception of modern introductions
- Substantial retention of all timber floors and introduction of newly refurbished floors where planned
- Successful completion of s.278 works to TFL’s requirements and standards
- Retention of building character and sense of history for all seven buildings
- EPC A achieved and on target for BREEAM Excellent
- Removal of all identified asbestos
- No reportable accidents or incidents
