SCOPE OF WORKS:
A complicated project of an old 1929 printing press building requiring the refurbishment of the existing basement, a complicated demolition process designed to create various atria spaces and ameliorate various level changes on a challenging site. It also included the construction of a new core and a two-storey rooftop extension. Procured on a two-stage design and build process running concurrently with site works. The second stage consisted of over 40 separate trade packages. The challenge here was to agree a robust contract sum whilst limiting the number of clarifications and provisional sums.

KEY PROJECT CONSTRAINTS
- Two-stage design and build form of procurement with early start on site needed to commence programme critical works
- Entire removal and replacement of basement slab in order to provide for office grade space
- Replacement of existing windows throughout required to be in keeping with the heritage of the building
- Complicated logistics strategy needed to ensure structural improvements in tight areas of an existing building
- Asbestos containing material found within the structure throughout – isolated removals were progressed in order to maintain programme
- Substantial temporary works required around an existing substation in order to progress crucial demolition works
- Complicated existing structure providing constant challenges throughout construction
- Significant slab cut-outs to provide light into lower levels of the office space
- Working in close proximity to a dance school and a church which required a “no noisy work” period throughout.
