SCOPE OF WORKS:

Leslie Clark was appointed by Beltane Asset Management to act as cost consultants on the refurbishment and extension of an existing office building on Cannon Street in The City of London. The works comprise the stripping out of the existing building and alteration work to remove the upper roof and floor, all of the external windows and some of the stone cladding to the side and rear elevations. Major structural alterations took place to increase the net lettable area around the perimeter of the building where the rear lightwell was extended outwards.

KEY PROJECT CONSTRAINTS
  • New curtain walling was installed, together with the creation of an enlarged, double-height reception with new lifts and concealed disabled access to the front.
  • The office accommodation was completed to a Cat A specification with raised access flooring, metal ceiling and full M&E services including air conditioning and LED lighting. The basement was also completely refurbished with major additional amenities including cycle storage, cyclist showers & lockers and tenant storage space, together with a new UKPN substation.
  • The strip out of the existing building was carried out as a separate contract in advance of tendering the main works. This helped with the tight construction programme and allowed early inspection of the existing structure which helped to reduce residual risks on the project and assisted the design team to progress design work for the alteration works.
