SCOPE OF WORKS:

7 Bentinck Street and 2-3 Bentinck Mews are located in Marylebone, Westminster. The properties form part of a city block and the entire site is located within the Harley Street Conservation Area. The buildings are not listed, albeit are deemed unlisted buildings of merit.

The project sought to rationalise and improve the internal arrangements of the properties, combining No. 7 Bentinck Street with No. 2 and 3 Bentinck Mews to create a larger and more functional commercial offering on basement, ground and first levels and creation of two refurbished and modernised apartments on the upper floors of 7 Bentinck. The apartment configuration comprised one simplex apartment on 2nd floor level and one duplex on 3rd and 4th floors.

The scope involved a change of use from residential to office on Lower Ground, Ground and First Floor. The existing residential units on 2nd, 3rd and 4th floors formed the new simplex and duplex apartments noted.

The offices at Lower Ground, Ground and First Floors were fitted out to CAT A plus. Integral to the offices was a new entrance from Bentinck Mews, new reception and stair core, also fitted out To CAT A plus, together with wc’s, End of Journey showers and bike store at lower ground predominantly with WC’s also provided at 1st floor level.

The modifications retained the facades for the most part in keeping with the conservation area look and feel. New windows were included in place of old, secondary glazing introduced where existing windows were retained, brickwork repairs and façade ancillaries repairs where original look and feel were retained. On the 7 Bentick Street portion a new mansard roof was introduced at 4th floor apartment level. On the 2 and 3 Bentinck Mews portion, the roof configuration and look and feel was retained, albeit new structure was introduced in place of old and new Spanish slate was introduced as a covering along with a new lantern light in place of old.

The works were procured under a traditional competitive tender route and a JCT 2016 Intermediate Form of Contract with Contractors Design Portion (CDP). The CDP elements included; basement tanking and waterproofing, flat roof waterproofing, steel staircase in offices, glazed roof light over atrium light well, MEP services coordination, firestopping, internal stair core fire rated glazed screens. From robust initial value engineering exercises at the outset of the project to achieve commercial targets, cost and change control was closely guarded throughout delivery.

The works were completed over a period of 61 weeks from early 2024 through to end of 2025.

The GIA of the completed new works was approximately 8,300 sqft. The office component being 6,062 sqft The residential component being 2,260 sqft.

ACHIEVEMENTS:
  • Substantial retention of original facades on Bentinck Street and Bentinck Mews in keeping with the conservancy area architecture
  • EPC B achieved on apartments
  • Removal of all identified asbestos and contaminants from old oil tank spillages at basement level
  • No reportable accidents or incidents.
