SCOPE OF WORKS:

Leslie Clark are providing project management and cost consultancy services on the enabling phase to convert the former House of Fraser store into a Community Hub to be occupied by The Grace Network.

Scope includes strip out, asbestos removal, minor demolitions and remedial works to the existing structures

A second phase of works will include specialist timber repairs once the structure has all dried out.

KEY PROJECT CONSTRAINTS
  • Listed Buildings: careful liaison with the Listed Building Officer to agree scope and nature of remedial works was required. This scope formed the basis of the pre-tender design.
  • Price Certainty: the Client required a high degree of cost certainty prior to commencing works. A detailed set of tender documents were prepared, and competitive tenders sought from a carefully selected pool of contractors familiar with this type of work.  Fixed price elements have been set with separate allowances for risk items which are only becoming fully determined as strip out works progress.
  • Scope Risk: removal of existing fixtures and fittings is revealing potential additional scope of repair and asbestos removal which needs managing carefully within provisional allowances set within the budget.
  • Programme: works are being planned in close liaison with the Tenant to manage access requirements.
  • Quality: was promoted by engaging a contractor familiar with this type of work.  Specialist elements include timber repairs require particular care.
